Which areas of Spain are covered for finding a property?

As lifestyle matchmakers we cover any region of Spain or type of property. This includes growing areas and niche opportunities beyond just apartments/condos in popular locations.

Is it necessary to hire a real estate attorney to buy a property in Spain?

No. Usually in Spain it is not necessary to hire a lawyer. Expertise and experience with due diligence will determine if it is necessary. In addition, deeds are signed at a notary’s office who ensures that documents are legally valid and comply with Spanish law.

How will we communicate?

We understand the importance of clear communication. Our team consists of bilingual experts, ensuring you'll navigate the process effortlessly in English. Available 7 days a week.

Do you provide relocation services?

Searching properties to lease or rent, coordination for moving your belongings or pets and school search are not included in the scope of our services. 

Can I access Spain's public healthcare system as an American?

American expats can only access Spain's public healthcare system if they're employed or self-employed (paying into Social Security). However, U.S. citizens and other non-EU residents living in Spain on visas like the Non-Lucrative Visa (NLV) may enroll in a special public healthcare program called the 'Convenio Especial,' which has certain limitations.

Is a 401(k) considered a pension and exempt from Wealth Tax in Spain?

In Spain, U.S. 401(k) plans are generally treated as pension equivalents and exempt from Wealth Tax, provided they remain retirement-linked (no early withdrawals). However, balances must still be declared in Modelo 720 if foreign assets exceed €50K. Some regions like Madrid/Andalucía don't apply Wealth Tax.

Can a US citizen get residency in Spain?

Yes, a US citizen can obtain residency in Spain. They must apply for an appropriate Spanish residency visa that aligns with their purpose of stay, such as retirement, work, study, or investment. After fulfilling the necessary requirements, including the duration of stay under the specific visa, they can apply for permanent residency.

Do I need to keep filing U.S. taxes if I live in Spain?

Yes, U.S. citizens and green card holders must file taxes annually with the IRS regardless of where they live. They must report worldwide income (including earnings from Spain) on Form 1040. Tax benefits like the Foreign Earned Income Exclusion (FEIE) or foreign tax credits can help avoid double taxation.
